plan your next property before you commit
Whether you are moving into more space or simplifying, the finance decision starts before the property search. Avantage Finance reviews your borrowing capacity, usable equity, sale timing and lending options so you can move forward with a workable plan.
Buying and Selling Are Connected Finance Decisions
Your next purchase may depend on the sale price of your current home, the debt remaining against it, access to a deposit, lender valuations and the timing of two settlements. A decision that looks simple at property level can create a very different peak-debt or cash-flow position once every moving part is included.
A review before you make offers can help you understand what is workable, what needs to happen first and how much flexibility you may have.
Plan Your Next Property Move
Share where you are in the process. Gavin will contact you to review the position and discuss the most practical next step.
Understand the Transition, Not Just the Purchase Price
Gavin reviews the full financial picture behind the move, including equity, borrowing capacity, costs, timing and any period of overlapping debt.
Usable Equity
Estimated usable equity after the existing debt and selling costs are considered.
Borrowing Capacity
Borrowing capacity for the next property and the effect of existing commitments.
Purchase Cost & Cash Buffer
Purchase costs, deposit requirements and cash buffer after settlement.
Overlapping Property Debt
Potential overlap between the current and new property debt.
Valuation & settlement requirements
Lender valuation, approval and settlement requirements.
Bridging Finance Exit Strategy
A clear exit strategy where bridging finance is being considered.
The Right Sequence Depends on Your Priorities and Financial Position
There is no single right order for every move. The best pathway depends on your priorities, available equity, cash flow and how much flexibility you have around settlement timing.
Sell First, Then Buy
This may reduce uncertainty around available sale proceeds, but can create a temporary accommodation or timing requirement.
Buy First, Then Sell
Bridging finance may be considered where the borrower can support the proposed structure and has a clear plan to sell the existing property.
Coordinate Both Settlements
Where timing permits, the sale and purchase may be arranged close together to reduce the period of overlapping debt.
Keep the Existing Property
If retaining the current home is being considered, the ongoing debt, rental assumptions, servicing and broader strategy must be reviewed before proceeding.
A Finance Plan for the Full Property Transition
Gavin maps the finance around the full move, from reviewing your current position and comparing transition options through to approval, settlement and coordination with the property timeline.

Advice Built Around the Move You Are Actually Making
Avantage Finance looks beyond a single loan product. Gavin considers the current property, the next purchase, cash flow during the transition and the borrower’s future plans. He then works directly with the client and relevant professionals to keep the finance pathway aligned with the property timeline.
From Business Position to Lender-Ready Application
Find clear answers to common questions about selling, buying, bridging finance, using equity and planning the timing of your next property move.
Do I need to sell my current home before I buy the next one?
Not always. The workable sequence depends on your equity, income, existing debt, purchase price, lender policy and ability to manage any period of overlapping debt. Gavin can compare the main pathways before you make a commitment.
How does bridging finance work?
Bridging finance is a short-term lending arrangement that may help fund a new property before the existing property is sold. The lender will assess the peak debt, expected sale proceeds, ongoing capacity and exit strategy. Terms, costs and eligibility vary.
Can I use equity in my current home toward the next purchase?
Potentially. The usable amount depends on the property value, current loan balance, lender valuation, lending limits and the broader application. Equity is not the same as cash available to spend, so it should be assessed before offers are made.
What if I am downsizing but still have a mortgage?
The existing loan, likely sale proceeds, purchase costs and the amount you want to retain after settlement should be reviewed together. Downsizing can simplify the property position, but the finance and timing still need to be planned.
When should I speak with Gavin?
Ideally before making offers or relying on an expected sale price. An early review can define a realistic range, surface timing risks and identify what is required for finance preparation.
